Full Payment Due March 29, Subject To Court Approval Buyer Will Own Three Well Improved Highly Fertile Quarter-Sections; Retains One Bought At $525. MECHANICSVILLE (Special)—The receiver of the Helmer and Gortner State bank at Mechanicsville this week contracted to sell the 160-acre farm of the Bert Buchanan estate, four miles south of Mechanicsville, to C. E. Rhoades, a farmer in that vicinity, for $125 an acre cash. The bank receiver Wednesday petitioned Judge John T. Moffit for court permission to join in the contract. The agreement provides for full payment on March 29, the date on which court approval is expected. Judge Moffit set March 29 for the final hearing in court at Tipton. Mr. Buchanan, who died recently, paid $125 an acre for the quarter section at auction in 1906. At that time the only improvements were the fences. The farm at present is one of the best improved in Cedar county. The improvements were appraised in a recent law suit at $19,200. The soil is in a high state of cultivation, and of the type characteristic of the productive area south of Mechanicsville. Mr. Rhoades, who has three sons, now has three quarter-section farms, each finely improved and fertile. One of the farms, now operated by Forrest Rhoades, adjoins the Buchanan farm on the north. The home place is a mile farther north. All three farms are located on a surfaced highway. The farm operated by Forrest Rhoades is reported to be the only one sold in Cedar county during boom time for more than $500 an acre which stayed sold. Mr. Rhoades bought eighty acres of this quarter-section at $525 an acre, a total of $42,000, and has paid for it.
